Barry
Barry has a large private rental sector built on housing that spans a century. Most EICRs here are on the terraces around Barry Town, Cadoxton and the streets off Holton Road, or the post-war estate stock at Colcot and Gibbonsdown. The findings are predictable by era: pre-war terraces most often show no RCD protection at all, main bonding that was adequate under older regulations and is not now, and alterations done by somebody who was not an electrician.
Where Wales differs from England is what happens after the inspection, and this is what actually catches landlords out. Under the Renting Homes (Wales) Act you must serve a copy on your contract-holder within 14 days of the inspection, and on any new contract-holder before they move in. Miss that window and the dwelling can be treated as unfit for human habitation even though the wiring passed perfectly. On top of that, a landlord without a valid EICR cannot serve a Section 173 no-fault possession notice — so a certificate you forgot to hand over can quietly remove your ability to end a contract a year later.
That is why turnaround matters as much as price. The signed report comes back the same or next day, dated, so the 14-day clock is never the thing that trips you up. And being coastal, Barry adds one finding the inland towns do not: salt-air corrosion on external sockets, garage supplies and outbuilding circuits. It is one of the most common C2s in the town, and one of the easiest to miss if an inspection concentrates on the inside of the house.

A fixed £200 + VAT (£240 inc VAT) for a standard residential property, the same for landlords and homeowners. Larger properties, or ones with significant outbuilding and external circuits, are quoted individually and always in writing first.
Two to four hours for a standard 3-bed, because every circuit is tested individually rather than sampled. Older properties with more historic alterations take longer. The signed report is back same or next day.
Yes, and it is worth saying so when you book. Grouping them into one or two days is more efficient for everyone and keeps renewal dates aligned rather than scattered across the year.
C1 and C2 codes mean remedial work before the report can be marked satisfactory. Aled prices that work in writing and you are free to take it elsewhere. Nothing is done without you agreeing the cost first.
Tell Aled what you need and you will get a straight answer, a same-day callback and a written quote within 24 hours. No call centre, no subcontractor.
