Question 1
Not sure where it stops? Pick the closest — Aled works the rest out on the survey.
Question 2
The single biggest choice in a rewire. Spots cost less per light but you fit a lot more of them.
Question 3
A place this size usually takes about 18, and that many are included. Add more if you want them — or say you're not sure and Aled counts them properly on the survey.
Number of sockets
18 included as standard
Question 4
An electric shower pulls a lot of current, so it needs its own circuit and a way in the board. A combi or mixer runs off the boiler and doesn't.
Question 5
Chasing buries the cables in the wall and the plaster gets made good after — tidier, more work. Trunking runs them in surface channel: quicker and cheaper.
Question 6
Standard white sockets and switches are included. Designer finishes are more, and Aled confirms it when he quotes.
Your price
Aled prices it himself and comes back to you — usually the same day.
Any price is an estimate until Aled has seen it. Every house is different — access, plaster, floorboards and what’s already in the walls all move the price. He’ll need to come out for a site visit before the figure is final, and he confirms it in writing before any work is booked.
Doing the kitchen rather than the whole house? That’s the most common partial job Aled gets asked for. Pick “Kitchen” in the calculator above.
It depends on the size of the house and what goes in it. The things that move the price most are the number of bedrooms, whether you want spot lights or centre lights, how many sockets you want, whether there is an electric shower, and whether cables are chased into the walls or run in trunking. Answer those on the calculator above and Aled comes back with a price for your actual job, usually the same day. He will need a site visit before the figure is final — access, plaster, floorboards and what is already in the walls all move it — and he confirms it in writing before any work starts.
Per light, spots work out cheaper than a centre light. The catch is quantity: a room takes one centre light but might take five or six spots, so a house done in spots generally costs more overall even though each fitting costs less. Pick which you want on the calculator above and Aled prices it properly for your rooms.
A full house rewire includes a new consumer unit as standard, because every circuit is being replaced and has to land in a modern 18th-edition board with RCBO protection. A kitchen, garage or single-room rewire does not normally include one, though Aled checks the existing board either way and tells you if it needs doing.
Only if you have, or want, an electric shower. They draw a lot of current, so they need their own dedicated high-current circuit and a spare way in the fuse board. A combi or mixer shower runs off the boiler and needs no extra circuit, which is why it costs less on a rewire.
It is a finish question rather than a safety one. Chasing buries the cables in the wall and the plaster is made good afterwards, so nothing shows — tidier, but more labour and more making good. Surface trunking runs the cables in a channel on the wall: quicker, cheaper and far less disruptive, which is why it is common in garages, outbuildings and rental properties.
Most three-bed rewires take about a week, depending on access, floorboards and what is already in the walls. Aled gives you a schedule with the written quote, works Monday to Saturday, and everything is tested, certified and notified to building control on completion.
It gives you a realistic range based on Aled's own prices, not a final quote. The number that matters comes after he has seen the house, because access, floorboards and what is already in the walls all affect the job. You get that figure in writing before you commit to anything.
A full-house rewire starts at about £6,500 whatever the size, because the new fuse board, the testing and the certification are the same work in a 2-bed as in a 3-bed. The price goes up by about £600 for each bedroom above three. Kitchens, garages and partial rewires are priced on their own.
For a 3-bed, adding spot lights throughout, an electric shower, cables chased into the walls and designer sockets takes a standard £6,500 rewire to about £8,500. An electric shower circuit on its own adds about £400. Choose only the upgrades you want on the calculator and the range moves with them.
Yes. The rewire figures on this calculator are total prices including VAT, so a standard 3-bed at about £6,500 is what you pay, not £6,500 plus VAT. Aled's written quote will show the VAT clearly.
Send it to Aled and he arranges a free survey at the house. He looks at the property, talks through the spec you want and then puts a written quote in your hands, usually within 24 hours. The same person who surveys the house does the rewire and signs the certificate.
