£200 + VAT £240 inc VAT, fixed

An Electrical Installation Condition Report for a standard Cardiff property is a fixed £200 + VAT (£240 inc VAT), the same whether you are a homeowner or a landlord. Every circuit tested, the work photographed, and the signed report back with you the same or next day, which matters in Wales because you have 14 days to serve it on your contract-holder.

Why Cardiff landlords get caught out

Cardiff has one of the largest rental markets in Wales, and the EICR rules here are stricter than most landlords realise. Under the Renting Homes (Wales) Act, every home let on an occupation contract must have a valid Electrical Installation Condition Report, renewed at least every five years. That much mirrors England.

Where Wales is different is what you must do with the certificate. You have to serve a copy on your contract-holder within 14 days of the inspection, and a copy on any new contract-holder before they move in. Miss that window and the dwelling can be treated as unfit for human habitation, even when the wiring passed perfectly. On top of that, a landlord without a valid EICR cannot serve a Section 173 no-fault possession notice, so a missed certificate can quietly take away your ability to end a contract later.

That is why turnaround matters as much as price. Aled gets the signed report back to you the same or next day, dated, so the 14-day clock is never the thing that catches you out. And because he is the same NAPIT-registered electrician who did the inspection, if a C1 or C2 turns up he can quote and put it right himself rather than sending you looking for a second contractor.

Cardiff questions, answered

EICR in Cardiff, straight answers.

How much is an EICR in Cardiff?

A fixed £200 + VAT (£240 inc VAT) for a standard residential property, the same for homeowners and landlords. Larger or unusual properties are quoted individually, always in writing and always up front.

How long does an EICR take in a Cardiff terrace?

A standard 3-bed takes 2 to 4 hours on site, because every circuit has to be tested individually. The signed report is back with you the same or next day.

Do I legally need an EICR for my Cardiff rental?

Yes. Under the Renting Homes (Wales) Act, every home let on an occupation contract in Wales must have a valid EICR renewed at least every five years, and a copy must be served on the contract-holder within 14 days of the inspection.

Do homeowners in Cardiff need an EICR?

Not by law, but it is strongly recommended every ten years, and before you buy or sell. A buyer's survey flagging old wiring gives them a reason to renegotiate, and a clean EICR removes that lever.
