the Vale of Glamorgan

One price across a very mixed housing stock

The Vale of Glamorgan is not one housing market, it is several. Barry is dense Victorian and Edwardian terrace plus substantial post-war estates. Penarth is period coastal. Cowbridge and the villages are older stone property, some of it listed. Llantwit Major and the coastal strip mix genuinely old buildings with modern developments. A landlord with three properties in the Vale can easily own three completely different electrical installations.

Renovolt charges one fixed price across all of it, because a standard EICR is a standard EICR and loading the price by postcode is not honest. What changes is time on site, not the fee: an older property with more circuits and more historic alterations takes longer to test properly than a modern bungalow, and that is absorbed rather than passed on.

The findings do vary predictably by area, though. Barry terraces most often show missing RCD protection and old bonding. The Cowbridge and village stock tends toward historic alterations and the occasional circuit installed long before anyone imagined modern loads. Coastal properties add one the rest of the patch does not: salt-air corrosion on external fittings, garage supplies and outbuilding circuits, which is a genuine and frequently missed C2.

the Vale of Glamorgan questions, answered

EICR in the Vale of Glamorgan, straight answers.

Which parts of the Vale do you cover?

All of it — Barry, Penarth, Dinas Powys, Sully, Cowbridge, Llantwit Major, St Athan, Rhoose, Wenvoe, Llancarfan and the surrounding villages.

Is the price different in Barry compared with Cowbridge?

No. It is a fixed £200 + VAT (£240 inc VAT) for a standard residential property anywhere in the Vale. Larger or unusual properties are quoted individually and always up front.

I have several rentals across the Vale. Can they be done together?

Yes, and it is worth saying so when you book — grouping them into one or two days is more efficient for everyone and makes it far easier to keep renewal dates aligned rather than scattered across the year.

Do I need one by law?

If you let on an occupation contract in Wales, yes — renewed at least every five years, with a copy served on the contract-holder within 14 days of the inspection. Missing that window can render the dwelling unfit even when the wiring passed.
